Over the centuries, Delhi has been continuously evolving as a dynamic city since its first inhabitants
in 6th century BCE. Building upon its long and colorful history, Delhi has grown into a multicultural,
cosmopolitan metropolis attracting people from all over India and the world. This pace of change has
only accelerated in India during the past few decades. Currently, Delhi has established itself as the
main commercial and political hub of northern India, with one of the largest and fastest growing retail
industries. The recently constructed Delhi Metro links all these rapidly growing areas and Delhi is now
the eighth largest city in the world by population.
With their unwavering commitment to delivering the best, Tata Housing Development Ltd have
invited Kohn Pedersen Fox Associates (KPF), to bring our knowledge of international residential
building standards and our global design expertise to Delhi. KPF is delighted to have the opportunity
to contribute towards the ongoing transformation and evolution of Delhi as a vibrant 21st century
metropolis.

The Vision is to create a residential-led destination development of the highest quality, which fully realizes the potential of the site and wider area. The design seeks to rejuvenate the site in order to deliver tangible improvements to the physical and urban environment, taking into account all known constraints and opportunities. The overarching aim is to contribute to meeting the clear and present need for high quality housing and communal amenities, in a sustainable manner. At the master plan level, the design envisages a finely-tuned mix of high, medium and low-rise buildings that are arranged to maximize ‘sense of place’ and distinct neighborhoods. Particular attention has been given to the hierarchy of public and private spaces, thereby ensuring that the public realm that ties the multitude of private dwellings together is safe and convivial. The master plan also features a central green space located next to the main entrance to the South. This large amenity area is supplemented by a collection of green pockets scattered around the site. These open amenity spaces, anchored by generous ‘club house’-type leisure facilities, are key to the public identity and perceived character of the development as a whole. At the dwelling level, all typologies have undergone an extensive consultation process, which has resulted in up-to-date and market-aware designs. Each design is built around distinct architectural and programmatic features that were developed with extensive input from the client’s marketing and technical staff.
