The One building is strategically located in a large business center within the city of São Paulo, near the Brigadeiro Faria Lima and Juscelino Kubistchek avenues, an area that is deemed a very important center of commerce with many buildings that fall in the category of a “Triple A” building.

The One building is composed of seven stories with slabs that measure 1,158.25 m², with two additional floors that features two-story ceiling heights and lofts to give the building a total area of 1,278.28 m² plus the additional floor with duplexes with an area of 1,524.50 m². The garage floors were planned so that the six stories of parking that can hold 421 automobiles were above ground rather than the typical underground parking.

The buildings structure is composed of both metal and concrete, featuring slabs of steel deck, a method of construction composed of a galvanized corrugated steel sheet and a layer of concrete which makes it possible for a lighter construction. The lighter construction allows for a higher quality finish of the slab and a lesser need for support systems improving the overall quality of the building and its construction.

The building façade is molded and shaped in a plastic way with the use of large curtain walls and a dark colored pre-molded anodized aluminum detailing. The detailing adds a richness and sophistication to the façade of the building, much like the area where it is situated. The interior finishes and walls are composed of drywall and gypsum board. This means of division allows for the joining of multiple rooms or offices in a horizontal or vertical manner.

The building is also equipped with latest technology elevators, a VRF (Variable Refrigerant Flow) System and a security system complete with software that controls entrances to certain areas, and automatic turnstiles and gates. The One has the sophistication and technology to be labeled a “Triple A” building.

The One´s construction and design is guided by the standards of LEED Certification, established by the U.S. Green Building Council for new green buildings. The building and design choices that are determined by the points system of the LEED certification helped to ensure a better quality of living for those who work there and the visitors to the building both inside and outside the office rooms. The construction and conceptualization of the building also took into account the existing site, water conservation methods, low emissions and energy use, and low waste products in the construction of the building.
