Reconstruction of a historical industrial building
OUR RECONSTRUCTION PROJECT IN ORENBURG, A REGIONAL CENTER OF RUSSIA, IS AN EXAMPLE OF A HISTORIC INDUSTRIAL BUILDING BEING CAREFULLY CONVERTED INTO A MODERN OFFICE CENTER.
THE BUILDING IS A FORMER FLOUR MILL, UNIQUE IN RUSSIA, BUILT IN 1894 IN A STYLE TYPICAL OF THE INDUSTRIAL CENTERS OF LONDON AND CENTRAL EUROPE.
FOR ORENBURG IT IS THE FIRST RECONSTRUCTION IN LOFT STYLE, A STYLE THAT IS POPULAR IN AMERICA AND WESTERN EUROPE.
THE FOLLOWING BASIC PRINCIPLES ARE BEING ADHERED TO IN THE PROJECT:
- DYNAMIC ARCHITECTURAL FORM: COMBINATION OF HISTORICAL AND CONTEMPORARY PARTS OF THE BUILDING.
- COMPREHENSIVE DESIGN SOLUTIONS: ALL DESIGN SOLUTIONS TAILORED TO THE APPOINTMENT OF AN OBJECT - A MODERN OFFICE CENTER. USES MODERN SECURITY SYSTEM, VENTILATION, HEATING, ELECTRICITY
- CAREFUL PRESERVATION OF THE BUILDING’S HISTORICAL VALUE: MODERN PART OF THE BUILDING IS STYLISTICALLY COMPATIBLE WITH THE HISTORICAL PART. PRESERVED AND RESTORED THE APPEARANCE OF BUILDINGS, STRUCTURAL ELEMENTS INSIDE THE BUILDING REPLACED BY MODERN, BUT RETAINED THE HISTORIC CHARACTER.
- EMOTIONAL STYLISTIC SOLUTIONS.


SAFETY:
THE BUILDING WAS DESIGNED WITH SPACIOUS ENTRIES FOR VISITORS AND STAFF.
MAIN ENTRANCE 1A, ADDITIONAL ENTRY NO. 2A, 3A, 4A, 5A PROVIDING PASSAGE THROUGH THE HALL
THE ENTRIES ARE EQUIPPED WITH DOUBLE-LEAF GLASS DOORS, PROVIDING EASY EVACUATION IN THE EVENT OF A FIRE. ALSO, FOR MORE EFFICIENT MOVEMENT OF PEOPLE ALONG THE EVACUATION ROUTES, THE EXITS ARE EQUIPPED WITH AN ANTI-PANIC SYSTEM.
ALL THE ACCESS POINTS CAN BE CLASSIFIED INTO THE FOLLOWING GROUPS:
- FOUR ENTRIES FOR VISITORS AND STAFF (INCLUDING LOBBIES).
- TWO SEPARATE EMERGENCY EXITS FROM THE STAIRS.
- ONE SEPARATE ACCESS TO THE BASEMENT.
- ONE SEPARATE ACCESS TO THE TECHNICAL PREMISES.
A COMPREHENSIVE FIRE SAFETY SYSTEM IS TO BE INSTALLED, INCLUDING AN ALARM, A SPRINKLER SYSTEM FOR THE OFFICE SPACE, A GAS FIRE FIGHTING SYSTEM FOR THE SERVER AND HARDWARE, AS WELL AS A SYSTEM FOR WARNING PERSONNEL AND MANAGING EVACUATION IN CASE OF FIRE.

SECURITY:
COMPREHENSIVE SYSTEMS ENSURE THE SECURITY OF STAFF AND VISITORS:
- ACCESS CONTROL SYSTEM: BASED ON TECHNOLOGY FROM HID GLOBAL, THE BUILDING AND VEHICLE ENTRANCE TO THE GROUNDS ARE EQUIPPED WITH AN ACCESS CONTROL SYSTEM BASED ON ICLASS CONTACTLESS CARDS. THE SYSTEM RECOGNIZES VISITORS AND STAFF MEMBERS AND GRANTS DIFFERENTIATED LEVELS OF ACCESS TO THE ROOMS AND FLOORS OF THE OFFICE BUILDING.
- CCTV SYSTEM
- INTRUDER ALERT SYSTEM
- PHYSICAL SECURITY


ACCESSIBILITY:
THE BUILDING IS DESIGNED AND EQUIPPED TO ENSURE EASY ACCESS AND COMFORTABLE USE BY PEOPLE WITH DISABILITIES:
- THE ENTRANCES TO THE BUILDING HAVE WHEELCHAIR ACCESS RAMPS.
- ALL THE GLASS DOORS HAVE BRIGHT IDENTIFICATION MARKS SO THAT PEOPLE WITH POOR VISION CAN SEE THE BARRIER.
- THE NAME AND NUMBER PLATES OF THE MAIN ROOMS AND OTHER INFORMATION SIGNS HAVE BRAILLE TRANSLATIONS FOR THE VISUALLY IMPAIRED
- THE BUILDING HAS SPECIALLY-EQUIPPED RESTROOMS AND ELEVATORS FOR WHEELCHAIR USERS WITH WIDE DOORWAYS, ADDITIONAL HANDRAILS, ETC.

WELLBEING OF PEOPLE:
THE BUILDING HAS THE FOLLOWING FEATURES TO ENSURE THE COMFORT OF STAFF AND VISITORS:
- THE OFFICE AREAS HAVE SPACE FOR INFORMAL COMMUNICATION (MEETING POINTS) WITH SOFAS AND COMFORTABLE FURNITURE.
- ON THE 5TH FLOOR THERE IS A SPACIOUS AND BRIGHT MEZZANINE, WHICH WILL BE USED AS AN AREA FOR EXHIBITING THE COMPANY’S ACHIEVEMENTS AND CONDUCTING INTERNAL PRESENTATIONS.
- BECAUSE THE BUILDING IS SURROUNDED BY UNDEVELOPED AREAS, IT WAS VERY IMPORTANT TO LANDSCAPE THE AREA ALONG THE PERIMETER OF THE BUILDING TO VISUALLY SHIELD THE GROUNDS USING TREES AND SHRUBS AND CREATE A COMFORTABLE GREEN AREA FOR WALKS AND REST OUTSIDE.

USING INNOVATIVE TECHNOLOGY AND METHODS:
THE MAIN INNOVATION BEING USED IN THE PROJECT IS A BACKUP POWER SYSTEM USING SOLAR PANELS ON THE ROOF OF THE BUILDING. THE SOLAR PANELS POWER THE UNINTERRUPTIBLE POWER SUPPLIES LOCATED IN THE OFFICE CENTER ITSELF, WHICH ARE USED AS A BACKUP POWER SUPPLY. THIS IS A UNIQUE EXAMPLE OF ADVANCED ENGINEERING TECHNOLOGIES BEING USED IN A HISTORIC BUILDING, ESPECIALLY FOR RUSSIA.
LED (LIGHT-EMITTING DIODE) LAMPS BY LITEWELL, OPTOGAN AND BRUMBERG ARE WIDELY USED IN THE BUILDING FOR INTERIOR LIGHTING AND TO ILLUMINATE THE GROUNDS OF THE COMPLEX, PRODUCING SIGNIFICANT POWER SAVINGS.
ANOTHER INNOVATION IS THE USE OF LED PRINTERS FOR PRINTING ON GLASS PANELS INSIDE THE BUILDING. WHAT MAKES THE TECHNOLOGY UNIQUE IS THAT THE LED PRINTER WORKS ON THE BASIS OF AN LED INK DRYER. UNDER ULTRAVIOLET LIGHT OF A CERTAIN WAVELENGTH (365 NM), INKS INSTANTLY HARDEN (CURE) ON THE MATERIAL. UV-LED IS A TECHNOLOGY FOR A UNIVERSAL PRINTER: ANY MATERIAL CAN BE PRINTED ON, WHETHER FLEXIBLE OR RIGID, INCLUDING NON-HEAT-RESISTANT ONES. THE RESULTING IMAGES ARE VERY RESISTANT TO ABRASION, WITH BRIGHT RICH COLORS AND SHARP DETAIL.

ENERGY EFFICIENCY AND ECO-FRIENDLY MEASURES

LIGHT: WIDESPREAD USE OF LED LAMPS PRODUCES SAVINGS IN POWER CONSUMPTION, WHICH AVOIDS THE NEED FOR DIESEL POWER GENERATION AND ITS ASSOCIATED NOISE AND AIR POLLUTION.

HEAT: THE COMPLEX IS HEATED FROM THE CITY GAS NETWORK. THE BOILER IS BEING REBUILT, AND THERE IS AN INDIVIDUAL HEATING POINT IN THE BASEMENT. THE ENERGY-EFFICIENT BRICK WALLS ARE BEING RETAINED, WHICH WILL RESULT IN MORE COST SAVINGS.

WATER: THE WATER SUPPLIED BY THE CITY IS FED TO A PURIFICATION AND PUMPING SYSTEM ON THE MECHANICAL FLOOR.

RECYCLING: RECYCLING AND WASTE DISPOSAL OCCURS ON A DAILY BASIS FROM DESIGNATED AREAS WITHIN THE COMPLEX.

CONSERVATION: THE POLLUTION CREATED DURING THIS RECONSTRUCTION PROJECT WILL BE A TINY FRACTION OF WHAT IT WOULD BE IF WE WERE ERECTING NEW STRUCTURES. FINALLY, MEASURES WILL BE TAKEN TO PROTECT AGAINST NOISE AND POLLUTION DURING OPERATION.
